Buying a New Construction Home
Many of my clients decide they would like to build their own home rather than buy an older one. If you are considering buying a new construction home, there are a few things to keep in mind, which I have learned from my clients over the year.
The first thing to remember is that prices are still negotiable. You can usually talk a new construction house down quite a bit from the initial price, especially if you are planning to go with a lot of upgrades. If you are uncomfortable with trying to negotiate the rates, let your realtor do it.
Which brings me to the second thing to remember: you can have your own agent representing you. And you probably should. Remember, the agents who work at the builder’s office are paid by the builder, and are usually incented to negotiate the highest costs.
And the final thing to remember when you shop for your new home is that you are not required to use the preferred lender. Sometimes the preferred lender can give you a great rate, and can be a great lender for you, but other times that is not the case. It is always a good idea to shop around and see what else is out there; you never know where you will find a great deal
