Does it Make Sense to Buy a New Construction Home?New home construction is on the rise again this year, marking a drastic turnaround in the last few years from where we were for half a decade prior. But as more communities go up, many of my clients find themselves asking the same question: is it worth it for that new construction home? Many people prefer the charm you can find in an older home, and can get a better deal on something more than 5 years old. Further, many have told me they notice a difference in the quality of construction between older homes and new.

But there is always the allure of being the first owner of a home and having it built to fit your needs, rather than trying to make your life fit within the house. So with that in mind, I will say that new construction is a great option for those who want the modern conveniences that new construction afford, but there is also nothing wrong with an older home if it was well maintained. And I am partial to new construction built by a custom builder, if possible; if not, I always think it is important to find out about the builder building the home you are interested in.

So with that out of the way, what is really important is whether or not a new construction home is right for you. And to answer that question, you need to ask yourself two things: do I prefer the aesthetics of new construction or older homes and what am I getting for my money? I have a very good friend who will never live in a home less than 50 years old. He likes the charm of the older home; he likes the look, the mature trees, and architecture of aged homes. But I have another friend who just finished building his third new construction house, saying the conveniences and ability to craft a house that fits his needs is what matters. And as for aesthetics, he prefers the clean look of new construction.

So if you prefer the charm of an older home, you will probably find yourself happier long term in an older home, but it is important not to eliminate new construction homes from your search until you’ve seen what they offer; it just might surprise you.
